Estimator (Fitout, Landscaping and Pools)

Review client drawings, design concepts, and scope requirements. Visit villas and apartments to verify site conditions and measurements. Perform quantity take-off for interior fitout, hardscape, softscape, and pool works. Prepare detailed BOQs and cost estimates. Build rate analysis for materials, labor, plant, and equipment. Collect and compare quotations from suppliers and subcontractors. Prepare client quotations and explain the pricing to clients and designers. Offer material and finish alternatives that fit the client budget. Update quotations when clients change the scope. Track price changes and keep the rate database current. Price variations and support final account closing. Coordinate with the design, procurement, and project teams.

Desired Candidate Profile

The ideal candidate is a Dubai based Estimator with 2 to 4 years of hands-on experience in residential villa and apartment fitout. They should be able to independently take drawings and site measurements, prepare BOQs, perform quantity take-offs, build rate analyses, obtain supplier and subcontractor quotations, and produce accurate client quotations. Core experience 2 to 4 years of estimating experience, preferably in Dubai Strong residential fitout experience Experience with villas and apartments Practical knowledge of landscaping and swimming pool works Experience estimating gypsum, joinery, flooring, painting, wall finishes, ceilings and MEP-related works Experience with paving, irrigation, turf, planting and landscape lighting Basic to good understanding of pool structure, waterproofing, tiling, filtration and water features Experience dealing with Dubai suppliers and subcontractors Familiarity with current Dubai material and labor rates Technical skills Strong BOQ preparation Accurate quantity take-off from drawings Strong rate analysis and cost estimation Advanced Excel AutoCAD for reading and checking drawings PDF measurement tools such as Bluebeam CostX or similar software is an advantage Ability to maintain and update a pricing database Ability to price variations and support final accounts Site and commercial skills Comfortable visiting residential sites and taking measurements Able to identify missing scope and potential cost risks Able to compare supplier and subcontractor quotations Able to suggest alternative materials and finishes to meet client budgets Able to revise quotations quickly when the client changes requirements Understands the difference between cost price, markup and selling price Understands how inaccurate estimation affects project profitability Dubai knowledge Familiar with Dubai residential construction practices Understanding of Dubai Municipality requirements Familiarity with community developer approval requirements Good network or working knowledge of local suppliers and subcontractors UAE driving license preferred Employment Type Full-time
