Project Manager

Project Planning & Execution: Develop comprehensive project schedules, work breakdown structures, and material timelines from initiation through to final handover. BOQ & Estimation: Create precise Bills of Quantities (BOQs), cost estimations, and scope-of-work documentation for client proposals and site execution. Workforce & Sub-contractor Management: Lead, schedule, and supervise in-house technical teams (MEP, civil, carpentry, painting) while managing specialized sub-contractors to guarantee seamless workflow. Quality Assurance: Maintain strict quality control standards at every stage of construction and finishing, ensuring luxury-grade delivery on every project. Client & Stakeholder Communication: Serve as the primary point of contact for clients, providing regular progress reports, addressing site queries, and managing expectations. Permitting & Compliance: Coordinate necessary approvals and ensure site activities align with local Dubai authority guidelines and community rules (e.g., Dubai Municipality, DDA, Emaar, Nakheel). Budget & Variation Control: Track project expenditures, manage variation orders, and ensure projects remain profitable without compromising quality.

Experience

Minimum of 4+ years of hands-on experience managing full-scope villa and apartment renovations specifically within Dubai, UAE. Technical Mastery: Proven ability to create accurate BOQs, read architectural/MEP drawings, and utilize project management tools effectively. Dual Team Oversight: Demonstrated track record of directly supervising in-house multi-skilled technicians alongside external sub-contractors. Finishing Expertise: Sharp eye for high-end architectural finishes, fit-outs, joinery, and interior detailing. Regulatory Knowledge: Strong familiarity with Dubai community permit processes and authority clearance workflows. Extension permits is a plus. Licensing: A valid UAE Driving License is required. Communication: Excellent command of English (spoken and written); fluency in Hindi/Urdu or Arabic is a strong advantage. Employment Type Full-time
