Job Overview
DLP Ticket Execution: Direct and prioritize daily service tickets for assigned residential units, ensuring timely resolution of homeowner snagging and warranty requests. Access & Logistics Coordination: Coordinate tenant/homeowner appointments, secure community access security passes, and schedule repair teams to minimize disruption to residents. Handover De-Snagging: Lead joint pre-handover and post-handover inspections with client property management, developers, and homeowners to establish and clear punch lists. Civil & MEP Technical Diagnostics: Inspect and evaluate reported issues covering both civil (cracks, tile hollows, paint peel, door alignment, water leakages) and MEP disciplines (tripping breakers, water heaters, plumbing blockages, AC thermostat, and drainage faults). Quality of Rectification: Inspect completed maintenance works on site before requesting tenant clearance, ensuring workmanship adheres to original construction specifications and trade standards. Warranty vs. Misuse Verification: Determine whether reported faults fall under legitimate contractor warranty obligations or tenant misuse/wear-and-tear, ensuring back-charges are routed correctly. Material Requisitions: Requisition spare parts, consumables, paints, and replacement fixtures from central project stores while controlling wastage and surplus usage. Digital Tracking & Ticket Closure: Track, log, update, and close rectification tickets in the designated DLP management software and Salesforce platform. Daily Progress Reporting: Compile daily tracking logs summarizing open, in-progress, pending-parts, and closed tickets for submission to the FM Project Manager. Occupied Premises Safety: Enforce strict hygiene, protective covering (floor sheets, shoe covers), dust suppression, and housekeeping protocols during repair activities inside inhabited homes. Tool & Electrical Safety: Inspect portable tools, ladders, and electrical equipment daily to ensure full compliance with company occupational safety standards. Homeowner & Subcontractor Relations: Interface professionally with homeowners, tenants, and facilities consultants to de-escalate grievances while holding specialized MEP/civil subcontractors accountable for warranty obligations.
