Chiller Technician (O&M)Walk-In 5th - 6th September 2026{Swiss Hotel}

Operate, monitor, and maintain chillers and associated HVAC equipment. Perform preventive and corrective maintenance of water-cooled and air-cooled chillers. Troubleshoot mechanical, electrical, refrigeration, and control-related faults in chiller systems. Monitor chiller operating parameters including temperature, pressure, flow, current, voltage, vibration, and refrigerant conditions. Inspect compressors, condensers, evaporators, expansion valves, pumps, motors, cooling towers, and associated components. Carry out routine inspection and servicing of chilled water systems and associated equipment. Check chilled water supply and return temperatures and ensure systems operate within specified parameters. Perform refrigerant leak detection, charging, recovery, and evacuation as required and in accordance with applicable safety procedures. Check refrigerant pressures, oil levels, compressor performance, and system operating conditions. Inspect and maintain chilled water pumps, condenser water pumps, valves, strainers, expansion tanks, and related equipment. Inspect cooling towers, including fans, motors, nozzles, fill media, water levels, and associated components. Carry out cleaning of condenser and evaporator coils/tubes as required. Perform tube cleaning and descaling activities for water-cooled chillers. Inspect electrical panels, contactors, relays, overloads, starters, VFDs, sensors, actuators, and control circuits associated with chillers. Identify and rectify electrical and control system faults in coordination with relevant specialists. Check BMS interfaces, alarms, sensors, set points, and chiller control sequences. Monitor equipment performance and identify abnormal conditions before they result in breakdowns. Respond promptly to equipment breakdowns and emergency maintenance requests. Carry out root-cause analysis for recurring chiller and HVAC equipment failures. Replace defective components, bearings, belts, filters, sensors, valves, electrical components, and other parts as required. Perform vibration, temperature, pressure, and performance checks on rotating equipment. Assist in chiller start-up, shutdown, changeover, and seasonal commissioning activities. Maintain accurate records of equipment readings, maintenance activities, breakdowns, spare parts, and repairs. Prepare daily maintenance reports, checklists, service reports, and equipment history records. Maintain preventive maintenance schedules and ensure planned activities are completed within the required timelines. Coordinate with facility management, O&M Engineers, supervisors, subcontractors, and specialist service providers. Assist external specialist contractors during major chiller overhauls, repairs, and commissioning activities. Verify replacement parts and consumables against equipment specifications and approved requirements. Maintain adequate housekeeping around chiller rooms, plant rooms, workshops, and work areas. Ensure tools, testing instruments, and equipment are properly maintained and calibrated where applicable. Follow approved Permit-to-Work, Lockout/Tagout, isolation, and safe working procedures. Ensure proper use of PPE and compliance with HSE requirements during maintenance activities. Maintain awareness of refrigerant handling, electrical safety, confined-space requirements, and other applicable risks. Support energy-efficiency initiatives by monitoring chiller performance and identifying opportunities to reduce energy consumption. Assist in maintaining optimum COP/EER and overall chiller plant efficiency. Perform other O&M duties assigned by the Supervisor or Engineer.

Desired Candidate Profile

Strong hands-on knowledge of chiller operation and maintenance. Good knowledge of centrifugal, screw, scroll, reciprocating, and packaged chillers. Understanding of refrigeration cycles and HVAC systems. Strong troubleshooting skills for mechanical, electrical, refrigeration, and control faults. Knowledge of compressors, condensers, evaporators, expansion devices, pumps, cooling towers, and chilled water systems. Ability to interpret electrical control diagrams, wiring diagrams, P&IDs, and HVAC drawings. Knowledge of refrigerant recovery, evacuation, leak detection, and charging procedures. Familiarity with BMS, PLC controls, sensors, actuators, VFDs, and HVAC control systems. Ability to use pressure gauges, manifold gauges, multimeters, clamp meters, temperature meters, and other HVAC testing equipment. Good knowledge of preventive and predictive maintenance practices. Strong fault-finding and problem-solving abilities. Good documentation and reporting skills. Strong awareness of HSE and safe maintenance practices. Ability to work independently and respond effectively to breakdown/emergency situations. Qualifications & Experience ITI/Diploma in Mechanical Engineering, Refrigeration & Air Conditioning, HVAC, or a related trade. 5–8 years of relevant experience in chiller operation and maintenance, preferably in commercial buildings, district cooling, hospitals, hotels, industrial facilities, or large-scale infrastructure projects. Hands-on experience with water-cooled and/or air-cooled chillers. Experience in preventive maintenance, breakdown maintenance, troubleshooting, and repair of HVAC/chiller systems. Experience with major chiller manufacturers will be an advantage. UAE/GCC experience is highly preferred. Experience working on projects in Dubai and Abu Dhabi will be an advantage. Relevant HVAC/Refrigeration certification will be an added advantage. Key Performance Areas Reliable and efficient operation of chiller systems.
