Job Description Roles & Responsibilities Manage the complete lifecycle of residential and commercial real estate assets, as well as company and privately owned vehicles, including acquisitions, leasing, registrations, renewals, insurance, maintenance, sales, fleet administration, disposals and portfolio optimization. Market vacant properties, coordinate viewings, screen prospective tenants, negotiate lease terms, and manage tenancy renewals. Act as the primary point of contact for property owners, tenants, developers, Owners Associations, and property management companies. Oversee rental collections, security deposits, service charge payments, utility accounts, and all recurring property-related financial obligations. Coordinate Owners Association matters, Annual Owners Facilities Charges (AOFC), developer communications, and compliance with community regulations. Monitor lease expiries, tenancy contracts, Ejari registrations, utility transfers, and property documentation. Conduct property inspections before move-in and after move-out, coordinate maintenance works, calculate security deposit deductions, and supervise reinstatement works where required. Coordinate the placement, renewal, and administration of insurance policies relating to properties and vehicles, including claims management where required. Manage renovation, fit-out, refurbishment, and maintenance projects by coordinating consultants, contractors, suppliers, and government approvals. Obtain all necessary permits, NOCs, renovation approvals, municipality approvals, and other regulatory clearances from relevant authorities, developers, and master communities. Coordinate the purchase and sale of vehicles, liaising with dealerships, brokers, buyers, banks, and relevant authorities to ensure smooth transactions and competitive pricing. Oversee vehicle registrations, ownership transfers, insurance policies, renewals, Salik accounts, traffic fines, RTA compliance, vehicle testing, routine servicing, repairs, warranty claims, accident management, and maintenance schedules to ensure vehicles remain in optimal condition. Maintain comprehensive records of vehicle documentation, insurance policies, service history, registrations, warranties, depreciation schedules, operating costs, and fleet administration. Prepare property budgets, monitor operating expenses, and identify opportunities to improve returns and reduce operating costs. Advise management on investment opportunities through market research, comparative market analysis, rental yield assessments, and ROI evaluations. Coordinate property acquisitions and disposals, liaising with brokers, developers, legal advisors, banks, and relevant authorities through completion. Maintain accurate property records, contracts, compliance documents, payment schedules, and reporting dashboards. Build and maintain strong relationships with developers, real estate agencies, contractors, facility management companies, and government authorities. Desired Candidate Profile Bachelor’s degree in real estate, Business Administration, Property Management, Finance, or related discipline. Minimum 5 years of UAE real estate experience in asset management, property management, portfolio management, family offices, or high-end real estate advisory. Demonstrated experience managing residential and commercial property portfolios on behalf of corporate clients, family offices, or Ultra-High-Net-Worth Individuals (UHNWIs). Strong knowledge of Dubai Land Department (DLD), RERA regulations, Ejari, Owners Associations, developer procedures, tenancy laws, and property transfer processes. Good understanding of service charge structures, AOFC, utilities (DEWA, SEWA, Empower, district cooling providers), and property operating costs. Proven experience managing fit-out, renovation, maintenance, and contractor coordination. Experience managing executive vehicle portfolios, including luxury and commercial vehicles, with a sound understanding of vehicle procurement, insurance, registrations, and disposal processes within the UAE. Good knowledge of UAE vehicle registration procedures, RTA regulations, motor insurance policies, and fleet administration. Strong financial and analytical skills with the ability to assess investment performance, rental yields, ROI, and operating expenses. Excellent negotiation, communication, and stakeholder management skills. Highly organized with strong attention to detail and the ability to manage multiple properties simultaneously. Valid UAE Driving License is mandatory. A personal vehicle is preferred. RERA Certified Broker or Property Management Certification. Existing network within Dubai's developer, brokerage, and property management community. Experience working with family offices, executive offices, or private wealth clients.
